Pre-fabricated multi-unit bathroom module

Space:

Modularization

This concept proposes a transformative approach to bathroom construction in multi-unit residential buildings by leveraging prefabrication and modularization of mechanical systems. The core idea centers on designing a fully integrated bathroom service wall—referred to as a “mechanical module”—that consolidates all necessary mechanical, electrical, and plumbing (MEP) components into a single prefabricated unit. These modules are manufactured off-site in a controlled factory environment, ensuring consistent quality and precision.

Each module contains all the essential systems required for a fully functional bathroom, including electrical wiring, potable water supply, waste drainage, and ventilation. These systems are pre-installed, pressure-tested, and quality-assured before delivery to the construction site. Once on-site, the modules are positioned using a robotic handling system capable of managing the weight and dimensions of the units with ease. The modules are designed to interlock vertically—“clicking” into place with the module below—creating a continuous and aligned service core throughout the building.

Installation is streamlined to require only four final connections per module: one each for electrical, water supply, waste line, and ventilation. This drastically reduces the need for skilled labor on-site, shifting complex and error-prone tasks to a factory setting where they can be executed with greater accuracy and efficiency.

The installation sequence is carefully coordinated with the construction timeline. Modules are placed after the floor slab is poured but before the next floor is cast. Final connections are made once the building envelope is secured (e.g., windows installed), and finishes are applied after framing is complete. This sequencing ensures minimal disruption and optimal integration with other trades.

Key Benefits:

Reduced On-Site Labor Requirements: By relocating complex MEP work to a factory, the system minimizes reliance on skilled trades at the construction site, addressing labor shortages and reducing costs.

Improved Quality and Consistency: Factory-controlled fabrication ensures high standards of workmanship, reducing the risk of errors, rework, and system failures.

Accelerated Construction Timeline: Simplified installation and reduced coordination between trades lead to faster project delivery.

Enhanced Safety and Efficiency: Robotic handling and modular interlocking reduce manual lifting and improve site safety.

Streamlined Logistics and Accountability: Delivery, placement, and installation are managed by the manufacturer or certified installers, ensuring accountability and reducing coordination complexity.

This modular bathroom system represents a significant advancement in construction methodology, offering a scalable, efficient, and high-quality solution for modern multi-unit residential developments.
